1  Bookings

1.1       Bookings can only be made by a person of 30 years age or more.  The person making the booking must be in attendance at all times and will be responsible for their guests.

1.2       Your booking, which must be on our Booking Form and sent to us with a deposit of £800 (or £1,000 if bringing  dog) will only be effective when confirmed by us in writing. The full amount must be received by us not later than six weeks before the beginning of your holiday. The deposit paid at the time of booking will be retained during your stay as the Damages Deposit.

1.3       Non payment by the due date will be treated as a cancellation and we may re-let the property without reference to the applicant who remains liable for payment of the full amount on the same basis as in the event of cancellation (see clause 10 below), together with all the legal costs of recovering the payment.



2  Occupying the Property

2.1 The Property is available for occupation from between 4pm on the first day of your holiday and must be vacated by 10am on the last day, unless otherwise agreed. The booking shall permit only you and the members of your party named to us in writing in advance of your stay to occupy the property for the purpose of a holiday.  Sleeping in tents or motor vehicles within the estate is not permitted.

2.2  Whilst occupying the property you agree:

a) to pay for any losses or damages to the property, however caused, reasonable wear and tear excluded.
b) to take good care of the property and leave it in a clean and tidy condition at the end of the tenancy.
c) not to smoke anywhere in the property.
d) not to cook anywhere other than the permitted areas of the property.

e) not to create a disturbance of any form at the property which does or is likely to have a significant adverse effect upon those staying or living nearby the property.

f) to comply with the Noise Act 1996 Section 2 (6) which provides that no noise disturbance is permitted between the hours of 11pm and 7am.
g) not to use drugs or prohibited substances of any nature whatsoever. This is strictly prohibited at all times.

h) only to flush toilet waste down the toilets. All other waste should be ‘bagged and binned’.

i) not to deposit fat or oil in the sinks and to remove excess food or fat from crockery and pans before being placed in the dishwashers.

j) to place recyclable refuse outside in the green bins and non-recyclable in the black bins.

k) not to release ‘sky lanterns’ or fireworks from the estate.

l) not to bring any additional sound system to the property, including karaoke or stereo system, mixing desks.

m) not to have dogs at the property at any time.



2.3 You must use the property responsibly and in accordance with these terms and conditions. You may not use the property for business purposes without our prior agreement. We reserve the right to enter the property at any reasonable time.


3  Damages Deposit

3.1 You must keep the property clean and in good order and you will be responsible for any breakages, damage or extra cleaning required. We shall be entitled to deduct from the Damages Deposit the cost of remedying any breach of these obligations, together with the cost of any service or goods provided.

3.2 Breakages or damage must be notified to us either immediately or on your departure, if we are not notified we shall be entitled to retain the whole Damages Deposit.


3.3 The whole amount or the balance after any deduction (as set out in Condition 3.1) of the Damages Deposit will be refunded to you within ten days of your departure.


4  Descriptions of Properties and Changes

We have used reasonable endeavours to ensure the information on our website is true and accurate. We do not accept any liability for errors contained on the website or for any changes to the property or its facilities.


5  Difficulties and Maintenance

If you have any difficulties with the property, require maintenance, or have any complaints, you should notify us during your stay.


6  Unavailability of the Property

We may cancel bookings made if the Property becomes unavailable for any reason. We also reserve the right to refuse entry and cancel a booking.  We will refund to you any sums you have paid. We shall not have any other liability to you.


7  Liability

You occupy the property and use the facilities at your own liability. We will not be liable for any injury, loss or damage suffered by you or any member of your party or to your or their property.

8 Swimming Pool, Baths and Jacuzzi

The swimming pool is only to be used in the hours 8am-8 pm. Outside music is not permitted.

You agree that the use of any swimming pool facility, spa equipment and jacuzzi is at your own risk (or any third party residing in the property during the period of the reservation). The pool cover should be in place after swimming to retain the pools heat.

All baths in the House should be used with extreme care to avoid water spillage. The Jacuzzi bath in the Brock Suite should be filled to the specified level. The full deposit will be retained if there is any water damage to any surrounding bath area or the ceiling below.

9 Breaches of these Terms of Business

If you commit a serious breach of these Terms of Business, we will have the right to terminate your booking and if you are already at the property we may require you to vacate it immediately. A serious breach of these Terms of Business includes, without limitation, failure to comply with these terms and conditions or health and safety advice or circumstances where your behaviour, or that of your guests, is likely to have a significant adverse effect upon those staying or living nearby the property, in particular noise after 11 pm (Noise Act 1996 Section 2 (6)). In the event of you committing a serious breach of these Terms of Business no refund of the monies you have paid will be returnable to you.


10  Cancellation


If you are unable to occupy the property, you should inform us immediately of your wish to cancel the booking and your deposit will be retained. In the event of cancellation within six weeks of arrival you will be liable for the whole quoted price for the period booked. In either event, we will seek to re-let the Property and, if successful, we will refund to you the amount we receive for the new booking up to the amount you have paid.


11  Authority to Sign

11.1 Authority to Sign. The person signing acknowledges that they are authorised to sign the booking form on behalf of all persons who will occupy the property and that those persons are aware of the booking conditions. This person must not be under 30 years old.

11.2  This person must be a member of the party occupying the property and is required to acknowledge the following:

  1. The full name and age, if under 30 years, of each member of the party must be given.
  2. The maximum number of persons permitted to occupy the property and grounds at any time is the number listed on the guest list and not to exceed 17.
  3. The Owner reserves the right to repossess the property at any time where damage or nuisance has been caused by any member of the party. In such an event the Owner shall not be liable to make any refund whatsoever.
  4. Any other third party service providers, together with the nature of the service they are to provide, must be agreed with us prior to your stay.
